How to choose a loan in 2026?

The lending market has surprises in store in 2026 too — but whoever pays attention can come out ahead. Here is everything you need to know before you take out a loan.

1. Know the JTM limit

The JTM (debt-to-income ratio) simply tells you how large a monthly instalment you can carry. Banks look at it strictly — ask for too much and you will be refused. It is worth clarifying this up front.

  • Income below HUF 500,000: at most 50%
  • Income above HUF 500,000: at most 60%

2. Fixed or variable rate?

Fixed-rate loans are predictable — you know what you pay each month. Variable-rate loans may be cheaper at first, but if the rate rises, the instalment goes up too.

Tip: if you are planning for more than 5 years, a fixed rate is usually the safer choice.

3. Compare the banks

Every bank offers something different. The interest rate alone is not enough — the THM (Hungarian APR) shows the real cost. A good adviser helps with this.

4. Pre-qualification matters

Before you start looking for a property, get pre-qualified by a bank. It shows how much you are eligible for — and a seller takes you more seriously when they know you have the money.
