Otthon Start Home Loan: Which Bank Adds the Most? 9 Banks' Announcement Campaigns (July 2026)

The Otthon Start home loan is a state-subsidised scheme where the state sets the interest conditions — so the interest rate and the THM (the Hungarian APR) are practically the same at every bank. So how should you choose a bank? By the bank announcement campaigns. In July 2026 every bank offers a different credit, fee waiver and extra service during the campaign period, and over 25 years these differences can amount to as much as HUF 600,000.

What is the same everywhere?

The Otthon Start scheme provides a state interest subsidy, so the following parameters are identical or very close at every participating bank:

  • Interest period: 5 years
  • Term: 25 years (300 months)
  • Annual interest: 2.75–3.00% (minor, bank-dependent variation)
  • THM: 2.83–3.15% (the difference comes from upfront costs and credit campaigns)

So if you only look at the monthly instalment, there is hardly any difference. The real difference is in the bank announcement campaigns.

The Bank Announcement Campaigns — Where Everything Is Decided

Every bank sets out in its announcement what discounts it gives alongside the Otthon Start loan. These usually fall into three categories:

  • Credit campaigns: the bank credits money to your account when the loan is disbursed
  • Fee waivers: valuation, mortgage registration, land registry extract, notary — taken over by the bank
  • Extra services: account package, insurance, early repayment discount

9 Banks' Announcement Campaigns — A Detailed Comparison

1. Credit Campaigns (Campaign Period)

This is the biggest item — banks credit between HUF 50,000 and HUF 340,000 if you meet certain conditions.

BankCreditConditionCampaign end
MBH DunaHUF 340,000MBH account + HUF 250k monthly credit + Fundamenta LTP (home-savings plan) + CIG home insurance31 July 2026

RaiffeisenHUF 200,000Existing bank account (does not have to be Raiffeisen!)30 September 2026
OTPHUF 50,000OTP account + digital application + 5 card purchases31 October 2026

Tip: The UniCredit HUF 250,000 comes with no conditions — no insurance to take out, no account to open. But the acceptance deadline is 31 July 2026, so hurry if you choose it.

2. Waived Upfront Costs

This is the second most important factor — some banks take over everything, at others you pay out of pocket.

BankValuationMortgage registrationLand registry extractNotaryTotal upfront
CIBHUF 0HUF 0HUF 0RefundedHUF 0
RaiffeisenHUF 0HUF 0HUF 0RefundedHUF 0

CIB, Raiffeisen and MBH Duna are the only three banks where the bank also takes over the mortgage registration fee. That is a saving of HUF 20,000.

3. Extra Services and Early Repayment

The third difference lies in long-term flexibility — on what terms you can make an early repayment after 5 years.

BankEarly repayment feeSpecial advantage
CIBMax HUF 150,000 cap + 2 fee-freeUnique: even a multi-million early repayment costs at most HUF 150k

Net Cost — How Much Do You Save with the Campaigns?

Which Bank Do We Recommend for Whom?

If you want no strings attached → MagNet

MagNet credits HUF 200,000 on a simple condition (bank account + HUF 10M loan), has the lowest THM (2.83%) and no insurance requirement. The net cost is HUF 13,756,400 — the best offer with no conditions.

If you want the most money back → Erste or MBH

Erste gives HUF 280,000 (HUF 200k account + HUF 40k home insurance + HUF 40k repayment insurance), but you must keep the insurances for 3 years. MBH Duna gives HUF 340,000 if you work for Audi.

If you want HUF 0 upfront cost → CIB or Raiffeisen

Both banks take over everything (valuation, mortgage, land registry extract, notary). CIB's unique advantage is the HUF 150,000 early repayment fee cap — if you want to repay a larger amount after 5 years, this saves a great deal.

If it is urgent → UniCredit

HUF 250,000 credit with no conditions, but the acceptance deadline is 31 July 2026. If you have not applied by then, you only have days left.

Summary

Otthon Start home loan rates are the same everywhere — the difference comes from the banks' announcement campaigns. The credit campaigns, the waived upfront costs and the early repayment terms together can mean a difference of as much as HUF 600,000 over 25 years. Always ask a loan broker for help — someone who knows every bank's current announcement and can help you pick the best offer.
