Tips for selling property in 2026

The property market is balanced in 2026 — but whoever does it well sells faster and for more. Here are 5 tips worth following.

1. Pricing — the most important step

If you overprice it, the property sits for weeks or months — and in the end you still have to bring the price down. A realistic price attracts buyers and means a faster deal.

Tip: get a professional valuation — properties left on the market are worth on average 8-12% less than comparable ones sold immediately.

2. Staging — the first impression

Most buyers decide in the first 30 seconds whether they like it. A little staging — order, cleaning, nice furniture — works wonders.

3. Professional photography

Phone photos are not enough. A professional photographer's shots can reach 20-30% higher prices — the investment pays off.

4. Flexibility with viewings

Be flexible with viewings — the more people see it, the sooner you find a buyer.

The title deed, the energy certificate, the draft contract — have them all ready before the first buyer arrives.
