One of the most common questions: I do not have enough money for a down payment — is it still worth looking for a property? The short answer: yes.
How much down payment do you actually need?
Banks usually ask for 20% of the purchase price. For a HUF 40 million flat, that is HUF 8 million. But you do not always need that much.
- CSOK Plusz: for a newly built flat it can offer a loan of up to 100% of the purchase price.
- Falusi CSOK: in rural areas it can cover a substantial part of the down payment.
- Babaváró (the Baby Loan scheme) loan: up to HUF 10 million can be used as a down payment.
1. CSOK Plusz — the biggest weapon
CSOK Plusz launched in 2024. The state provides an interest subsidy, and banks offer loans with a higher loan-to-value ratio.
A practical example: a HUF 40M flat, HUF 10M down payment + HUF 30M CSOK Plusz loan.
2. Falusi CSOK — your fortress in the countryside
Only in settlements with fewer than 5,000 residents. 1 child: HUF 600,000, 2 children: HUF 2,600,000, 3+ children: HUF 10,000,000.
Important: only MBH and OTP deal with Falusi CSOK in full.
3. Babaváró — as a down payment
HUF 10 million, interest-free. At CIB and OTP the Babaváró monthly instalment counts as 0% burden for the JTM (debt-to-income ratio).
5. The best route: combine the subsidies
Babaváró (10M) + CSOK Plusz (up to 40M) + savings = possibly even with no down payment.
A real example: a HUF 50M flat. Babaváró (10M) + CSOK Plusz (40M) = HUF 0 down payment.
